Project DescriptionThe Village of Northbrook proactively reviews the condition of our utility systems, water and sewers, on an annual basis and updates our recommended five-year Capital Improvement Plan. The existing 6-inch diameter water mains will be replaced with 8-inch mains to accommodate the increased volume needed by the community, to ensure sufficient water flow if needed by the Fire Department in the case of an emergency, and due to its deteriorated condition.
Project LocationsWater mains are scheduled for replacement on Bayberry Drive (between Laburnum Drive and Huehl Road), Sorrel Drive (between Laburnum Drive and Huehl Road), Tamarind Drive (between Laburnum Drive and Huehl Road), Banyan Drive (between Sorrel Drive and Tamarind Drive), and Huehl Road (between Harris Drive and Tamarind).
Current Project Update
October 6, 2017 - Project Substantially CompleteThe Village’s contractor finished placing sod earlier this week. With this done, the project is nearly complete with only a handful of punch list items remaining.

September 30, 2017With the recent heat wave ending, the Village’s contractor plans to install sod next week. All sod locations have been prepped and are ready for sod placement.
September 8, 2017
This week, the contractor repaired damaged concrete panels in the Lone Tree Subdivision. The contractor will still be working on-site for the next few weeks, with minimal disruptions, as the remaining work mostly consists of landscaping behind the curbs, driveway apron repairs and pavement markings.
September 1, 2017 Parkway restoration work began this week and will continue for the next couple of weeks. All concrete pavement work has been completed and only landscaping and punch list items remain.

This week, the Village’s contractor placed concrete pavement on the southern side of Sorrel and western side of Banyan Drives respectively. This work concluded the last major concrete pour of this project. Next week, staff anticipates that crews will pave the remaining driveway aprons and reopen Sorrel and Banyan to two-way traffic. With another week of mostly good weather, the Village’s contractor was able to make good progress and is now about a week ahead of schedule. In addition to completing some minor work on Donegal Lane and Iris Court, crews began work on the south side of Sorrel and west side of Banyan Drives respectively. Staff anticipates that crews will begin the last major concrete pour of this project early next week.
This week, the Village’s contractor took advantage of the good weather and made significant progress, including conducting concrete pours on the north side of Tamarind Drive and east side of Banyan Drive (between Tamarind and Sorrel Drive) and removing damaged concrete street panels on Huehl Road. Due to this work, crews were able to reopen both Tamarind and Laburnum Drives to two-way traffic. Next week, crews will pour concrete for the patches on Huehl Road and complete all pours on the east side of Banyan, weather permitting. Staff anticipates that Bayberry Drive may also be reopened to two-way traffic next week, once the final patch has cured. The Village would like to thank residents in the area for their patience during these improvements as work continues this summer.

This week, the Village’s contractor continued work in the Lone Tree Subdivision, focusing on concrete pours on the south sides of Tamarind and Bayberry Drives and patching on the west side of Laburnum Drive. Staff anticipates that Laburnum Drive and Tamarind will be reopened to two-way traffic next week. Bayberry will remain one-way during the next week but will be reopened as soon as possible. Page 3 Next week, the contractor will begin working on Sorrell Drive and one block of Banyan Drive between Sorrell and Tamarind. Staff will be delivering letters to all Lone Tree residents today explaining the changes that will occur as the project moves from Tamarind and Bayberry to Sorrell and Banyan. As part of this project, staff mailed notices to all impacted residents on Tuesday, August 1, inviting them to sign-up for the Village’s new NotifyMe feature. NotifyMe allows the Village to create subscription lists for website users based on specific topics (such as construction updates for the Lone Tree Subdivision project) and transmit e-mail and/or text notifications to these users. While the NotifyMe emails will allow faster and better communication, it will not replace the written notices staff delivers at key project stages. This week, the Village’s contractor poured approximately 200 cubic yards of concrete roadway on the north side of Bayberry Drive from Banyan Drive to Huehl Road. Additional work also occurred on Laburnum Drive and Tamarind Drive, where the contractor completed the pouring of concrete patches on the east and north sides of those roads respectively. Next week, the contractor expects to pour pavement on the south side of Tamarind and remove pavement on the south side of Bayberry.

The rain this week and last week slowed the progress of concrete installation on the Lone Tree Subdivision Street Reconstruction project. The residents on Tamarind Drive were provided stone access ramps to their driveways over the weekend to minimize the time without driveway access. As of the middle of this week, the contractor has poured approximately 200 cubic yards of concrete roadway on the north side of Tamarind from Laburnum Drive to just past the intersection with Banyan Drive. Pavement removal on the north half of Bayberry Drive from Laburnum to Banyan started this week and will continue next week. By the end of next week, the northern lanes of Tamarind and possibly Bayberry are scheduled to be completed. After that, work will begin on the southern lanes.
July 21, 2017
The first phase of construction of the Lone Tree Subdivision street reconstruction project began this week with the complete removal of the north half of the street on Tamarind and Bayberry Drives. The contractor began with saw cutting and pavement removal on Tamarind this week but could not start on Bayberry due to rain delays. The pavement on Bayberry will be removed next week. Staff has distributed updated driveway closure notifications to the impacted residents on Bayberry. Please note that Tamarind will only be accessible in an east/west direction, whereas Sorrel and Bayberry only allow one-way traffic in a west/east direction. Harris Drive will be kept open in both directions during the entire construction period.

The Village’s contractor began placing traffic control devices and saw cutting of the concrete pavement. Pavement removal work will begin Monday, July 10. The first phase of construction consists of the complete removal of the north half of the street on Tamarind and Bayberry Drives. Public Works staff has distributed notices regarding driveway closures to residents who will be impacted by the work.

After the 4th of July holiday, the Village’s contractor will begin the replacement of the concrete pavement on Banyan, Bayberry, Sorrell, Tamarind and Laburnum Drives, as well as Huehl Road. The project’s initial work will include setting up traffic control, marking underground utilities and making material deliveries. Starting Monday, July 10, the existing roadway will be sawcut and removed. Frequent lane closures, lane shifts and one-way routing are expected on these streets throughout the length of the project, which is scheduled to be completed early September.

The contractor continued to work on final items this week, including fire hydrant height adjustments, valve height adjustments and sidewalk repairs. The contractor expects to have the punch list substantially completed by today (Friday, June 23).

This week, letters about the forthcoming construction were mailed to all potentially impacted residents.
