The Village is seeking responses to the Request for Proposal (RFP) from real estate brokerage firms (each a “Broker”) specializing in commercial real estate to enter into a professional services contract with the Village to provide brokerage and marketing services for the sale and redevelopment of the 10.3 acre Village-owned property located at 1657 Shermer Road (“Property”).
The selected Broker will market the Property to developers for a wide range of development uses, including: retail commercial, office, and single-, multi- or mixed-use residential development (each, a “Project”), to drive economic development and/or provide additional housing options proximate to Downtown Northbrook, which is located approximately a quarter mile away from the Property. The Village intends to sell the Property only to a developer with demonstrated experience, financial strength a record of accomplishments in undertaking high-quality development projects , and that proposes an economically viable development . The purchaser will be responsible for all aspects of Project development, including, without limitation, site design, development financing, obtaining all government approvals necessary to construct its proposed Project and oversight of all work on the site necessary to construct the Project.
